Landlord Fees

For transparency reasons please find the details of our standard landlord fees.
Letting and Management Service
Long Let (6 months or more) = 16%+VAT (19.2% inc. VAT)

Renewals and Management Service 
Long Let (6 months or more) = 14%+VAT (17.8% inc. VAT)
Lettings Service Only (including rent collection)
Long Let (6 months or more) = 10%+VAT (12% inc. VAT)
Lettings Renewals Service
Long Let (6 months or more) = 7.5%+VAT (9.6% inc. VAT)
Please be aware if the portfolio size is large we will be able to negotiate on the above fees.

• Marketing the property including professional photographs
• Finding a Tenant
• Obtaining references
• Collection of rent
• Transfer of utilities
• Arrears management
• Administering and holding deposit as stakeholder and in line with current legislation
• Keyholding service
• Arranging payment of outgoings
• Arranging all repairs and maintenance
• 24 Hour emergency line
• Managing the check in and check out process
• Advising on all deposit deductions
• Arranging a gas safety certificate
• Advising on Health and Safety regulation

Lettings Only Service (including rent collection) includes:

Renewals and Management Service includes:
• Inspection of property
• Reassessment of current rent
• Negotiation of renewal including addition of new terms where necessary
• Comprehensive renewal administration including renewal and arranging signature by both parties
• Continuation of rent collection and arrears management.
• Continuation of deposit holding service
• Ongoing Managament service
Lettings Renewals Service includes:
• Inspection of Property
• Reassessment of current rent in accordance with prevailing market conditions
• Negotiation of renewal including addition of new terms where necessary
• Comprehensive renewal administration including renewal and arranging signature by both parties
• Continuation of rent collection and arrears management
• Continuation of deposit holding service

 

Other Fees and Charges
Please note – we do not take any commission from contractors for works undertaken unlike many agents. The cost a landlord pays is the cost of the works.
Inventory - Upon your request, we will arrange for an independent inventory clerk to prepare an inventory for the Property. The costs for an inventory will vary depending on the size of the property and its level of furnishing, ranging from £120 to £250
Gas Safety Certificate Managed Properties £80, Non-Managed Properties £120 - On your instruction, we will contact a registered engineer, arrange their visit to your property, and ensure delivery of the certificate. For managed properties, this is a free service.
Portable Appliance Test Managed Properties £80, Non-Managed Properties £120 - On your instruction, we will arrange for a qualified engineer to carry out a Portable Appliance Test at your property.
Energy Performance Certificate £70 - On your instruction, we will arrange for an EPC on the landlord’s behalf
Income & Expenditure reports and statements - Upon your request, to provide an annual Income & Expenditure report for the tenancy or copies of 12 months’ of statements. For managed properties, this is a free service.
Court Attendance - We are able to appear before any Court or Tribunal; however this will be by special arrangement and subject to a fee.
Visits to Managed Properties - We will undertake to inspect managed properties once a year. Any visit will take into account any obvious defects. Each additional visit requested, for example in relation to monitoring any maintenance work, will be charged at £120.
