Project Management

At Willmotts our team of Surveyors engaged as Project Management and Contract Administration can manage a project to help protect against overruns of time, money, under performance and standards of workmanship; and in doing so, can in fact save money and avoid disputes.

Project management involves a range of duties from simply administering the contract financially, through to fully managing your project ensuring compliance with the various rules and regulations. Establishing the criteria and goals for the project Willmotts create the initial Specification of works, obtain completive prices and then award the contract. Recognising that each project is different we can tailor our professional service around your budget and circumstances, giving you the reassurance that your project is organised, controlled and implemented correctly and to your satisfaction.

Construction, refurbishment and maintenance projects often involve a number of different professionals such as architects, builders and the Local Authority Planning and Building Control Departments for example, and as lead project managers we will manage, organise and coordinate the team to ensure the deliverance of the project and help mitigate potential problems before they occur. liaising with relevant parties keeps up the flow of information and work and helps steer the project to completion on time and on budget.

Architecture Design

With our range of experience and expertise, we are able to help you to work out exactly what you want from your building or refurbishment project. By meeting with you, discussing your needs, aspirations and budget, we can work with you to create the design that you want. With our detailed understanding of all stages of the project from start to finish, including the planning processes and coordination of consultants and contractors, our design concepts are imaginative and practical.

A construction or refurbishment project will normally require an application to the Local Authority for planning and/or building regulations approval and we undertake all aspects of this; working with you from the earliest stages to identify the needs of the project and the sensitivities that are likely to impact on your application. Where necessary, we liaise with the Local Authority on your behalf and take into account their views on your proposed project in order to submit an application that has the strongest likelihood of gaining approval. We will then continue to liaise with them during the course of the application process, providing any additional clarification or information that may be requested; providing you with total peace-of-mind. We are also able to assist you in the involvement of Structural Engineers or Energy Consultants, as and when/if required.

On such projects where there is a requirement for both Architectural design and Project Management Willmotts can offer this collaborative service and ensure that both the design and management of the project are parallel in detail.

As well as architectural design we can also prepare Lease plans which are an accurate record of the size, location and layout of the property and can be used for example Land Registry, licence for alteration, licensing or simply a record of the property.

Health & Safety

The Construction (Design and Management) Regulations 1994 (CDM) deal with the health and safety of building contractors' operatives and any others who may be affected by construction work. All building work is hazardous and the Regulations aim to ensure the good management of health and safety to minimise risks and preventing accidents.

The Regulations define construction work and the CDM Regulations apply to most projects. The Regulations place specific duties to ensure that account is taken of health and safety throughout all stages of a construction project from inception, design and planning through to execution of the works on site, subsequent repair, maintenance and eventually demolition. Failure to comply with the Regulations is a criminal offence.

The Regulations place duties on four principal parties of a construction project:

  1. The Client, who has to ensure the competency of those employed to design and carry out the construction work and who must appoint a Planning Supervisor as soon as a building project comes into existence. The client must also provide information to designers and contractors in respect of health and safety.

  2. The Designers, who are to ensure that work is designed in such a way as to reduce risks to health and safety both during construction and during the life of the building.

  3. The Planning Supervisor, who assumes overall responsibility for co-ordinating the health and safety aspects of the design, specification and construction phase of the project and ensuring that information relating to the works that have been carried out is assembled into a Health and Safety File to be handed to the client at completion.

  4. The Principal Contractor, who must take full account of health and safety when tendering for works and when carrying out construction operations on site.

At Willmotts we are able to provide CDM Co-ordination services on a wide range of construction projects or to provide general construction related health and safety advice. Our experienced surveyors are members of the Association of Project Safety.

Defect Analysis and Report

Defect Diagnosis and Building Pathology can relate to problems in all types of buildings.

 

The results of defects and the analysis of how the defects should be put right can occasionally be straightforward, but often requires special techniques and assistance, and a good deal of lateral thinking.

 

At Willmotts our more experienced surveyors have the technical expertise and the understanding of building construction to correctly identify the cause of building defects and the remedial measures required to put the defect(s) right.

 

Typically our instruction would include site inspection, analysis and reporting on the following:

 

  • Water penetration (dampness & ingress)
  • Condensation
  • Defective detailing and finishes
  • Movement and cracking
  • Concrete and Deleterious Materials
  • Curtain Walling, Cladding and Glazing 

The written report will provide recommendations for the repair / replacement and the approximate cost of such repairs etc which this process we can also undertake.

Dilapidations Advice

Most modern building leases contain covenants which define the obligations and repairing liabilities of the respective parties to the lease.

Dilapidations may arise where either party fails to meet their obligations under the terms and conditions of the lease, for example a landlord requiring a building to be returned to a good state of repair either during or at the end of a lease. Alleged breaches of the covenants are itemised in a Schedule of Dilapidations which may be served on the other party and will subsequently form the basis of negotiations.

Good negotiating strategies and a working knowledge of the legal principles governing dilapidations and expertise in valuations and estimating are essential to avoid unnecessary costs and disruption.

At Willmotts we are able to advise on all aspects of dilapidations, including preliminary advice to ascertain the principal elements involved and to ascertain reasonable objectives for the client, carrying out inspections of premises and preparing Schedules of Dilapidations and negotiating with surveyors acting for the other party and proceeding through to litigation, if required.

Party Wall Advice

Under the Party Wall Act etc 1996 you’re permitted to carry out alterations to a party wall, party structure, boundary fence or build new foundations close to an existing building; as long as you advise your neighbour, the adjoining owner, that the works are to be done and that any damage caused will be repaired.

At Willmotts Chartered Surveys we can give advice to commercial or residential property owners and adjoining owners affected by party wall matters including:

  • Issue and receipt of notices
  • Preparation of, or comment upon, relevant building proposals
  • Inspecting for, and agreeing, Schedules of Condition
  • Preparation and negotiation of Awards
  • Inspecting affected buildings and implementing awarded agreements as required

We can also advise on other neighbouring matters including:

  • Scaffolding over sail and licences
  • Crane over sail

Reinstatement Valuations

A property reinstatement valuation is usually a requirement of your buildings insurance periodic renewal. The valuation assesses the cost of property in the event of an insured loss by way of total destruction for example collapse, flooding, fire etc  providing an independent valuation to reinstate to former condition.

At Willmotts, our team of highly skilled surveyors have extensive experience of preparing building reinstatement valuations for all property types including residential, commercial, industrial, retail and public buildings. Our reinstatement valuations are produced using published building cost information and our own in-house information from current or recent projects. Valuations can be undertaken on a one-off basis or reviewed annually where required.

In the event that your building is destroyed or severely damaged, Willmotts can also assist with specifying & administering repairs and agreeing suitable settlements with the insurance loss adjusters.
