Project Management & Contract Administration

Our team of experienced Building Surveyors, engaged as Project Managers and Contract Administrators will ensure that our Client’s project is delivered on time and on budget.

We can manage a project to help protect against overruns of time and budget, under performance of contractors and standards of workmanship. In doing so, we can save our clients money and avoid disputes.

Our involvement can range from simply administering the contract financially, through to fully managing your project and ensuring compliance with the relevant rules and regulations, including the CDM regulations.

Willmotts will create the initial Specification of works or Tender Package and obtain competitive tender prices form our network of approved contractors. Tenders are then analysed prior to awarding the building contract.

Recognising that each project is different, we can tailor our professional service around your budget and circumstances, giving you the reassurance that your project is organised, controlled and implemented correctly and to your satisfaction.

Construction, refurbishment and maintenance projects often involve a number of different professionals such as architects, building contractors and Local Authority Planning and Building Control Departments. As lead project managers we will manage, organise and coordinate the team to ensure the delivery of the project and help mitigate potential problems before they occur.

Development & Refurbishment

With our experience and expertise, we are able to help you identify exactly what you want from your building or refurbishment project. By meeting with you, discussing your requirements and budget, we can work with you to create the design that you want.

We offer a full design and specification service and work alongside an expert team of consultants, including RIBA architects, planning consultants, structural engineers and Approved building control Inspectors.

For larger schemes, we work alongside specialist consultants, to advise on M&E, Rights of Light, acoustic performance etc.

We are able to select appropriate contractors from our extensive network to competitively tender for the project, with all tenders analysed in detail to ensure best value for our clients.

With our detailed understanding of all stages of the project from start to finish, including the planning process, and coordination of consultants and contractors we can ensure the successful delivery of your project.

Party Wall Matters

WIllmotts are able to advise on all aspects of the Party Wall Act, having been involved with hundreds of cases where we have been appointed either for the Building owner carrying out the works, or for the adjoining owner affected by the proposed works.

The Party Wall Act applies where proposed building works affect the party (shared) structure between two properties, for example in loft conversions, extensions and internal alterations.

We can provide the following services:

  • Prepare and issue Party Wall Notices and serve on adjoining owners.
  • Respond to Party Wall Notices served on adjoining owners.
  • Act in the capacity of Building Owner’s Surveyor, Adjoining Owner’s Surveyor or Agreed Surveyor.
  • Prepare Schedules of Condition.
  • Prepare, negotiate and agree Party Wall Awards.


Willmotts are able to advise both Landlords and tenants on their dilapidations liability on commercial leases.

A tenant may be liable for dilapidations where they have occupied a property on a commercial lease and are required to comply with their various lease obligations which will normally include repair, decoration and reinstatement of the premises to their original form.

For Landlords, a Schedule of Dilapidations would normally be required to be served on the Tenant during or at the end of a lease term in order to quantify the extent of works required to bring the premises up to their original condition.

Willmotts are able to undertake the following dilapidations services:

  • Prepare Schedules of Dilapidations on behalf of Landlords for service on the Tenant
  • Respond to Schedules of Dilapidations served by the Landlord on behalf of the Tenant
  • Provide dilapidations costings for budgeting purposes
