Lettings Negotiator / Potential Lister and Valuer

Based in Hammersmith W6 since 1856. In our firm we have investment agents, building surveyors, block managers, valuers, commercial agents, so there are lots of exciting deals / projects to get involved in.

We are looking for an enthusiastic, professional, hard-working individual to help drive our lettings business but also have exposure to our sales side.

The initial term will be a 6 MONTH CONTRACT.
The individual will be keen to help grow the business.  
Previous lettings experience is essential
Local knowledge a bonus

Responsibilities (but not limited to):
  • Prospecting
  • Meeting and registering new applicants
  • Seeing through references and deal from start to finish.
  • Organising & carrying out viewings
  • Achieve all daily and weekly targets
  • Negotiate where instructed any offers received
  • Have an in-depth understanding of the local market 
  • Generating leads and undertaking valuations once
  • Previous Lettings experience
  • Excellent organisational and prioritisation skills
  • Full and clean driving licence

  • Ensuring that properties are marketed correctly on our CMS system
  • Ensure that EPC levels are correctly recorded
  • Ensure that properties have been uploaded correctly to Rightmove Plus and that these have been marked as Virtual Viewings
  • Administer mailing lists
  • Administer key coding list
  • Take calls and book appointments
  • Assist with marketing materials
  • Organise brochures
  • Insert window cards
  • Any other related tasks that may arise

Property Manager

Role:      Block Management - Property Manager
Office:   Willmott House, 12 Blacks Road, London, W6 9EU
Salary:   Variable depending on experience

We are looking for a candidate with strong communication skills and experience in Block Management to manage a portfolio of properties and to provide exceptional customer service to both Clients and Leaseholders. For the right candidate we will offer career progression and support with the IRPM professional qualifications.

Main responsibilities to include:

  • Setting annual service charge budgets – reviewing previous expenditure and forecasting future expenditure
  • Obtaining quotes and instructing maintenance works
  • Overseeing maintenance contracts
  • Liaising with Leaseholders and attending to general enquiries
  • Liaising with clients on matters that require instruction and attending to their requests
  • Attending to general administrative matters
  • Undertaking property inspections and completing reports
  • Attending client meetings including AGM’s, which can sometimes be in the evenings
  • To liaise with property professionals including Solicitors, Accountants, Surveyors and Specialist Consultants as required
  • To have awareness of general health and safety issues and to follow up actions within Fire Risk Assessments, Asbestos Surveys, and Electrical Condition Installation Reports
  • To monitor portfolio arrears and take necessary action for collection of service charges
  • To work within a small team of Property Managers and reporting to a Senior Property Manager
Requirements, the candidate will be expected to have:

  • Minimum 2 years’ experience within Block Management sector
  • Awareness of service charge, leases, and demised areas
  • Good command of written and spoken English, and letter writing/communications
  • Good customer service skills
  • Computer skills to include Microsoft Outlook, Excel and Word
