Property Manager
Role: Block Management - Property Manager
Office: Willmott House, 12 Blacks Road, London, W6 9EU
Salary: Variable depending on experience
We are looking for a candidate with strong communication skills and experience in Block Management to manage a portfolio of properties and to provide exceptional customer service to both Clients and Leaseholders. For the right candidate we will offer career progression and support with the IRPM professional qualifications.
Main responsibilities to include:
- Setting annual service charge budgets – reviewing previous expenditure and forecasting future expenditure
- Obtaining quotes and instructing maintenance works
- Overseeing maintenance contracts
- Liaising with Leaseholders and attending to general enquiries
- Liaising with clients on matters that require instruction and attending to their requests
- Attending to general administrative matters
- Undertaking property inspections and completing reports
- Attending client meetings including AGM’s, which can sometimes be in the evenings
- To liaise with property professionals including Solicitors, Accountants, Surveyors and Specialist Consultants as required
- To have awareness of general health and safety issues and to follow up actions within Fire Risk Assessments, Asbestos Surveys, and Electrical Condition Installation Reports
- To monitor portfolio arrears and take necessary action for collection of service charges
- To work within a small team of Property Managers and reporting to a Senior Property Manager
- Minimum 2 years’ experience within Block Management sector
- Awareness of service charge, leases, and demised areas
- Good command of written and spoken English, and letter writing/communications
- Good customer service skills
- Computer skills to include Microsoft Outlook, Excel and Word

Portfolio size: Will depend on the candidate’s experience and capabilities, but as a guide the portfolio will consist approximately 250-350 units across 35-40 buildings
Clients: To consist of a mix of Absentee Freeholders and Management Companies.
